Welcome to your Walk to State property! We enjoy the opportunity to work with tenants of all types whether it’s your first time living away from home or you’re well accustomed to living solo.
Walk to State staff are always available to assist our tenants and we do our best to communicate effectively so you’re never out of the loop and your concerns are always heard. Just as you expect a responsive and responsible, landlord we expect the same of our tenants and look forward to working with you during your occupancy!
Rent is always due on the 1st and considered late after the 5th of the month. A late fee applies to payments received after the 5th of the month. We accept rent payments in any number of ways to make it as convenient as possible for our tenants.
• The best and easiest method is through the AppFolio Tenant portal which allows you to track payments and progress in real time anywhere that you have Internet connection.
• You may also set up a bill pay in your portal or mail your rent to:

Funds received are automatically applied by the system to fees and charges before being applied towards rent, so be sure to check your balance before making payment to ensure the correct amount.

When it comes to maintaining your home, our team works in close coordination with tenants, owners, and trusted vendors to ensure every issue is addressed promptly and thoroughly. While we prioritize proactive and scheduled maintenance, clear communication remains essential – we can only fix what we know about, so we appreciate you bringing items to our attention.
In certain cases, responsibility for repairs may fall to the tenant rather than the owner, as outlined in the lease or determined by the nature of the issue. Regardless, our team is always available to provide guidance, coordinate solutions, and ensure next steps are handled properly. With open communication, we’re able to maintain your home efficiently while offering clarity and support throughout the process.
